The front door of the cottage leads into the spacious, high ceilinged living / dining area, with a 65” full HD TV with 5.1 surround sound.

The wood-burning stove provides a cosy glow for relaxing on the two leather sofas in front of the TV. One of the leather sofas converts to a double bed.


There is a selection of books, magazines and games. One basket of wood and kindling is provided. Additional baskets can be purchased.


The kitchen is through the door leading from the dining area  and has a full-size electric oven, extractor hood, ceramic hob, fridge and dishwasher.



Through the utility room, an external door takes you out onto the patio and garden, with unspoilt views across the fields.  You are welcome to relax on the garden furniture provided on your private patio area during the summer months.


The bedroom fitted out tastefully with oak furniture, has a comfortable double bed with a fully sprung 30cm thick mattress, double wardrobe, chest of drawers, dressing-table and stool and full-length mirror. The ensuite shower room has a power shower with an overhead rain shower head and underfloor heating.


A door  from the living area leads into a utility room shared with the main Manor Farm house, where the microwave,  washing machine and tumble-dryer are to be found.

There is room for a travel cot in the bedroom which can be provided upon request.

We have rabbits that can be petted in their hutch or run in the summer. Please note that there is a tree-house and 14 foot trampoline in the garden that can be used but require adult supervision. The village also has childrens play areas and a sports field plus its own community shop open seven days per week (9am – midday at weekends).


There are many marked footpaths around the village, with pubs in adjacent villages within an hour’s walk. Or return to North Marston's own award-winning pub -
